Well, I'm a home inspector. Whenever you buy or sell a house, get it inspected. Unless the sign says, "As Is", an inspection is mandatory in most states. I spend about 5-6 hours going through a house, visually inspecting all parts of it, so that when you buy the house, you know the exact problems you're going to have. Some of these can be used as leverage to get a lower price, but that is not a given. Hidden roof damge can cost as much as $40,000 to replace, so that's $40,000 less you'll want to pay on the overall price of the house (that's just an example; not a direct quote...)
